Site inspection and environmental analysis.
Assess effect of neighbouring properties.
Site measure existing buildings, if any (this is critical for existing use rights).
Confirm client brief and budget.
Arrange site survey / geotechnical consultants where required.


Concept Design

Freehand or computer sketches of layout and appearance.
3D renderings of building aesthetics.
Assess construction cost vs budget.


Developed Design

Precise floor plans and elevations.
Preliminary construction sections.
Engage specialist consultants if required (structural engineer, landscape architect).
Apply for planning approval from council, if required.
Re-assess construction cost.


Detailed Documentation

Prepare comprehensive drawings and specifications for building consent and construction tender.
Update construction cost estimate.
Design built in joinery items.
Design bathroom layouts / select fixtures.
Interior design services. May include paint colours and soft furnishings.


Procurement

Tender the project to select the builder.
Analyse the builders’ quotes, comparing to construction estimates.
Prepare the contract, including confirmation of insurances.


Contract Administration /
Construction Observation

Update documentation to include any changes due to building consent requirements.
Confirm builders prices for any variations ahead of authorising payments.
Assess construction progress, answering queries, and checking quality and compliance.
Check on construction progress vs quote, and confirm payment claims.
Confirm practical completion, and issue defect remedials.
