● Assess construction cost vs budget.
Developed Design
● Precise floor plans and elevations.
● Preliminary construction sections.
● Engage specialist consultants if required (structural engineer, landscape architect).
● Apply for planning approval from council, if required.
● Re-assess construction cost.
Detailed Documentation
● Prepare comprehensive drawings and specifications for building consent and construction tender.
● Update construction cost estimate.
● Design built in joinery items.
● Design bathroom layouts / select fixtures.
● Interior design services. May include paint colours and soft furnishings.
Procurement
● Tender the project to select the builder.
● Analyse the builders’ quotes, comparing to construction estimates.
● Prepare the contract, including confirmation of insurances.
Contract Administration /
Construction Observation
● Update documentation to include any changes due to building consent requirements.
● Confirm builders prices for any variations ahead of authorising payments.
● Assess construction progress, answering queries, and checking quality and compliance.
● Check on construction progress vs quote, and confirm payment claims.
● Confirm practical completion, and issue defect remedials.
