- Site inspection and environmental anaysis
- Site measure existing buildings, if any (this is critical for existing use rights)
- Confirm client brief and budget
- Arrange site survey / geotechnical consultants where required
CONCEPT DESIGN
- Freehand or computer sketches of layout and appearance
- 3D renderings of building aesthetics
DEVELOPED DESIGN
- Precise floor plans and elevations
- Preliminary construction sections
- Engage specialist consultants ir required (structural engineer, landscape architect)
- Apply for planning approval from council, ir required/desired
- Obtain preliminary cost estimate from quantity surveyore or builder
DETAILED DOCUMENTATION
- Prepare comprehensive drawings and specifications for building consent and construction tender
- Design built in joinery items
- Design bathroom layouts / select fixtures
- Interior design services can include paint colours and soft furnishings
PROCUREMENT
- Tender the project to select the builder
- Prepare the contract, including confirmation of insurances and licenses
CONTRACT ADMINISTRATION / CONSTRUCTION OBSERVATION
- Update documentation to include any changes due to building consent requirements
- Confirm builders prices for any variations ahead of authorising payments
- Check on construction progress, and confirm payment claims
- Confirm practical completion, and issue defect remedials
